Using MyRatesToday

By using MyRatesToday or submitting a form, you agree to these terms. You must be at least 18 years old. Use the service only for lawful, personal purposes and provide information that is accurate to the best of your knowledge and that you are authorized to submit. Do not impersonate another person, submit another person's contact or property details without authority, use automated tools to scrape the service, or interfere with its operation or security. We may restrict access to prevent misuse.

What the service does

MyRatesToday provides free mortgage information, selected published-rate comparisons, affordability estimates, and a form to explore cash-offer selling options. We also connect submitted mortgage questionnaires and cash-offer inquiries with a real estate professional. MyRatesToday is not a lender, mortgage broker, loan originator, real estate brokerage, credit-reporting agency, or financial, legal, tax, or real estate adviser. We do not take loan applications, obtain credit reports, negotiate loan terms, or choose a lender for you.

No offer, approval, or guarantee

Mortgage results are estimates, not a quote, Loan Estimate, offer, commitment to lend, preapproval, or guarantee. Rates, APRs, fees, eligibility, and availability can change. A lender determines actual terms after reviewing an application. Verify all information with the lender and consult qualified professionals before making a financial decision.

MyRatesToday does not buy homes, appraise property, or make cash offers. Submitting a cash-offer inquiry is a request to explore selling options, not an offer to buy, valuation, purchase agreement, or promise of eligibility, a price, or a closing date. Any offer would depend on an independent party's review and separate terms. Submitting an inquiry does not obligate you to sell.

Rates and calculations

We compare a limited group of published lender examples; we do not represent every lender or product or claim that a result is the best or most suitable offer. We identify the source, verification time, APR, points, and material published assumptions available for each displayed example. Membership and other eligibility rules may apply.

Payment and affordability calculations depend on the information and assumptions shown. They may exclude or estimate taxes, insurance, mortgage insurance, association dues, closing costs, and other charges. Source pages and calculated results may contain errors or become outdated, so you should verify them before relying on them.

Independent lenders and real estate professionals

Displayed lenders are independent and do not pay to appear or rank. MyRatesToday is not affiliated with them and does not send them your questionnaire information. Visiting a lender's website is your choice, and that lender's own terms and privacy policy apply.

Submitting the mortgage questionnaire or a cash-offer inquiry includes a request that one real estate professional may contact you about your inquiry. MyRatesToday currently sends the contact and selected home-buying or property details described in our Privacy Notice to one real estate professional; we keep an internal copy. This is part of submitting those forms, not a separate optional introduction. Submission does not guarantee that a professional will contact you or provide any particular service.

Using the affordability calculator alone does not send your entries to a professional. If you separately submit the Connect request, we send one real estate professional your contact information and the calculator inputs, benchmark details, and results shown, as described in the Privacy Notice. That request is optional and does not affect the calculator or mortgage comparisons.

Contact about a submitted mortgage questionnaire or cash-offer inquiry may be by phone, text, or email as described at the point of submission. The affordability contact request permits a direct phone call or email; it does not ask for automated calls or marketing texts. Contact permission is not a condition of purchasing any property, goods, or services, and does not create an agency or professional relationship with MyRatesToday. The independent professional and their brokerage are responsible for their own services and outreach. You may withdraw permission for further contact by emailing privacy@myratestoday.com; because a request may already have been delivered, tell the professional directly as well. Withdrawal cannot undo an earlier disclosure.

MyRatesToday does not currently sell leads or receive compensation for these introductions.

Service availability, content, and liability

MyRatesToday's site, calculations, and content are provided for your personal use. You may not reproduce or redistribute our site content except as allowed by law or with our permission. We may change or suspend features, including comparisons and contact requests, and cannot promise uninterrupted service or a response from an independent professional.

To the extent permitted by law, the service is provided “as is” without warranties of accuracy, completeness, availability, or fitness for a particular purpose. MyRatesToday is not responsible for decisions made from informational estimates or for the products, websites, acts, or omissions of independent lenders, home buyers, or real estate professionals. Nothing in these terms limits rights or liability that cannot legally be limited.

Changes, law, and contact
